Yes! We're surrounded by open countryside with views towards Falmouth bay. We're not right on the coast but both cottages have views towards Falmouth bay and the ocean from the second floor.
Oooh yes. Within 10 minutes you can be sat on one of Falmouth's town beaches. We're also brilliantly located for all of that lovely coastline along the Lizard Peninsula, north Cornwall and west Cornwall. We love beaches too and have walked the length and breadth of the coastline so will be able to give you recommendations for the perfect spot for you!
We have attractions like the Flicka Donkey Sanctuary right over the road and Via Ferretta Cornwall within walking distance. What makes our location great is that your can get into the centre of Falmouth within 10 minutes, but also get out to major attractions in west, north and south Cornwall without getting stuck in traffic as we have great access to major link roads.
Ah yes, an important question! 2 minutes drive, 10-15 minute walk (depending on how thirsty you are). The stumble home may be a bit longer, but you won't care by then!
You're 3 minutes from the largest supermarket in the Falmouth area.
Yes! We'll even receive a delivery for you and leave it in your cottage before you arrive. Just contact us beforehand to arrange.
Yes, to do so you would need to hire all our cottages at the same time which would give you exclusive access to the whole site.
Contact us beforehand to let us know what you have in mind. As a rule of thumb, as long as other guests are not going to be disturbed, and cottage capacity will not be exceeded for an overnight stay we'll be as accommodating as possible.
You can bring your dog and stay in Little Avalon. The cottage has an enclosed garden.
We do have guidelines for dog owners and they very rarely present a problem. We do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation). Dogs must be under strict control at all times while on the property. Any fouling of lawns etc. must be cleaned up without delay. Dogs must not go upstairs in Little Avalon. Dogs must not be left alone in the property. Dogs must not lie on beds or chairs, and hair must be cleared up before departing.
Yes, wonderful walks. When you arrive you'll be given access to local walking maps and there's also local walks outlined on our visitor guide. You can also book guided walks of the area.
Yes indeedy. We have bags of space for you to store your bikes and there's great access to roads around the area.
As you are probably on the website while reading this, you will find that the easiest way to book is online. Fill in the booking form on the homepage or below each property to take you to the secure online booking form. Your booking request will be emailed to us and then we will reply with a booking form and payment details. You can make a booking request via email or over the phone by calling us.
Yes, if your holiday is more than eight weeks away you can secure your booking and spread the cost by paying a deposit of 30% of the total price up front plus a refundable damage deposit of £100. The full balance must then be paid no later than eight weeks before your holiday.
In the event of a cancellation by you every effort will be made to re-let and, if successful, any money paid will be returned to you less a £100 administration fee. If we are unable to re-let we reserve the right to retain any money paid as follows. • Cancellation prior to six weeks of commencement date: booking fee • Four to six weeks of commencement date: 80% of total sum • Less than four weeks of commencement date: total sum We recommend you take out holiday insurance to cover your stay.
Property 'changeover' or start days are on Friday and Monday.

Our booking form is fixed to only Friday and Monday check ins, but we're more flexible so if you want to check in at another time just email or call us.
All fuel costs to be included in the respective property price.
All cottages have walk in showers. The Pigsty has a bath and separate shower cubicle.
All cottages have off street parking for one car. We do have more room so if you have more than one car or want to receive guests just let us know beforehand.
Yes. But we ask that all linen stays in the cottage. Please bring your own beach towel.
Our properties are non-smoking
Our accommodation is self-catering. It's kitted out with a standard inventory and this includes most things you'd need to cook a meal or bake. You'll need to take all food and condiments. We provide enough tea, coffee, sugar, toilet roll, bin liners and washing up liquid to help you settle in for the first day or so. We also provide some cleaning supplies, matches and firelighters for properties with fires. As far as possible, the cleaning products are environmentally friendly. Bed linen, towels (one bath and one hand towel per person), tea towels, a bathmat (where applicable) and an oven cloth are provided unless otherwise stated in your booking confirmation.

Only booked guests may enter the cottages. We regret that guests cannot entertain non guests at the cottages.
We expect that a certain amount of wear and tear is inevitable and this applies to the odd smashed glass or broken plate. If you break anything we'd prefer you let us know there and then so we can agree a price if applicable, and it also enables us to rectify the situation before the next guest checks in!
Please let us know as soon as possible... we'll try and fix or replace it straight way. The worst thing would be for you to suffer during your stay and for us not to know about it.
From time to time, we may offer promotional discounts which are only valid if shown at the time of booking. Promotional discounts cannot be added retrospectively. We reserve the right to change or withdraw a promotional offer at any time by amending or removing the offer from the relevant section of the website. Therefore, it’s always a good idea to book there and then if you see one.
We accept booking that include infants (under 2) and have a travel cot available on request. Please note, no bedding, linen or towels are provided for cots or rubber under-sheets for young children using the beds.
There is a bus service that passes the property several times a day. The best place to check this is Traveline. https://www.traveline.info/
You will receive key and directions details approximately a weeks prior to check in. If you have booked within a week of arrival you will receive this information within 24 hours of receipt of full payment.
Yes, and we don't count infants under 2 years old as a person in terms of cottage capacity. On request we will supply a travel cot. Please note our travel cots are pop up ones with the built in base. If you require an additional mattress, we would recommend bringing your own.
The number of guests shown for each accommodation is the maximum number of guests. We allow one additional guest under the age of two. We cannot allow others to stay over due to managing fire risk and ensuring we have adequate insurance to protect our guests in the event of any incident. We will ask you to leave the premises where over occupancy occurs.

You can park right outside our cottages for unloading and park just a few metres away. Both entrances are flat but not wheelchair accessible.
Not currently onsite, although there are charging points at Asda just a few minutes away. Guests are not allowed to charge vehicles from the cottages (via trickle charging / extension leads) from the cottages.
